WEEK 28: Happy 4th of July Weekend!


Small steps, but moving forward....

Now is when we start hooking up with all of the outside contractors that we'll be using to do some things we thought the builder could supply, but at a much less expensive cost. The list can be endless, but here are some examples:
  • Whole-house water softening system with Reverse Osmosis - 50% of the builder quote with a much better system,
  • Garage floor finish - Custom application at about 60% less than the builder quote,
  • Custom fans and lights purchase and installation - Outside bonded electrician, about 40% less than the builder quote,
  • Garage cooling system - Mini-split at about 50% less than builder quote,
  • Custom ceiling Beams - About 65% less than the builder quote,
  • Custom window blinds - Huge savings over what the builder was offering thru the Design Center,
  • Custom accent wall(s) painting - Not sure what the builder is using for paint, but this is a major area of savings by using an outside painting company.
All of the above can be provided by the builder, but the choices aren't as broad (product varieties are narrow), and there is a significant difference by having outside contractors provide the same service at huge savings. The only caveat is that the work has to be done after close of escrow rather than before, which is why we won't be moving in for a month or so until all of this is complete. But, that was our plan from the beginning, so all is good.

This week produced more of the same; second layer of stucco was applied to the exterior of the house, and the first skim coat of texture was applied to the interior. Slow, slow, slow!

We're told this next week will see the color coat applied for the exterior stucco, accent colors for the window trim, and the final texture coat for the interior finish. This will allow the finish carpenters to begin trim work and setting doors in place next week. And, of course, more inspections...
